Meta Ads for Real Estate: Cost Per Lead, Rules and What Works (2026)

Short answer: real estate is one of the cheapest industries for Facebook and Instagram leads. US real estate lead campaigns averaged $13.74 per lead in 2026, half the $27.39 all-industry average, with a 4.17% click-through rate and a 9.95% conversion rate (WordStream / LocaliQ). The catch is that US property ads must run in Meta’s Housing special ad category, which removes age, gender and ZIP-code targeting. Creative and follow-up therefore matter more than audience settings.

In plain terms, $1,000 of lead-campaign spend buys about 73 real estate leads at the average rate, compared with about 37 for the average business.

The Housing special ad category: what you can and can’t target

In the US, ads for property sales, rentals, mortgages and related services must be declared as a Housing special ad category (Meta Business Help: special ad categories). In practice that means:

  • No age or gender targeting. Ads show to all adults.
  • No ZIP-code targeting. Location targeting needs a minimum radius of about 15 miles.
  • Limited detailed targeting, with many demographic, behavioural and interest options removed.
  • No standard lookalike audiences.
  • Still allowed: your own customer lists, website visitors and people who engaged with your videos or page.

Restriction details summarised from Meta’s policy and Walled Garden’s 2026 explainer. Meta updates these rules and has extended special ad categories beyond the US, so check what your ad account shows when you create the campaign.

What actually works for real estate ads under these rules

  1. Let creative do the targeting. A video walkthrough of a $2M waterfront home attracts a different viewer than a “first home under $300K” guide, even with identical settings.
  2. Build your own audiences. Video viewers, website visitors and past enquiries are all allowed, and retargeting them usually produces the best leads.
  3. Qualify inside the lead form. Add one or two questions (buying timeline, pre-approval status, budget range) so cheap leads don’t turn into wasted calls.
  4. Offer something specific. A neighbourhood price report, an off-market list or a free home valuation beats “contact us for more information”.
  5. Follow up within minutes. Many online real estate leads are early in their search. Speed and a helpful first reply decide whether they turn into appointments.
  6. Run organic and paid together. Consistent posts (listings, market updates, client stories) make the ads more credible when someone checks your page before replying.

From my own real estate work

  • Freedom Fast Solutions (US real estate investor, San Diego/Oceanside): Facebook views grew from 50K to 100K and link clicks from 557 to 976 in 30 days through a content system of founder videos, case-study posts and before/after content. It led to a weekly retainer. See the Freedom Fast case study.
  • IPO real estate auction platform: a brand launch from zero, with brand guidelines, full Instagram and Facebook setup, and 41 posts over two months.

Frequently asked questions

How much do Facebook leads cost for real estate in 2026?

US real estate lead campaigns averaged $13.74 per lead in LocaliQ’s 2026 data, compared with $27.39 across all industries. Click-through rate was 4.17% and conversion rate 9.95%.

Why can’t I target by age or ZIP code in real estate ads?

In the US, property ads must use Meta’s Housing special ad category to comply with fair housing rules. It removes age and gender targeting, replaces ZIP codes with a minimum radius of about 15 miles, and limits detailed targeting and lookalike audiences.

Are cheap real estate leads good leads?

Not always. Low cost per lead often means early-stage buyers. Add qualifying questions to the form, retarget people who’ve watched your videos or visited your site, and follow up fast.

Should real estate agents use Instagram or Facebook ads?

Both run through Meta Ads Manager under the same Housing rules. Let Meta place ads across both at first, then check which placement produces leads that actually book appointments.
